Energy Performance Certificates (EPC) give you information on how to make your property more energy efficient and reduce your energy costs. Whether you have an old house or a newly built dwelling, All homes bought, sold or rented require an EPC before Marketing the property privatley or with an Agent. All private Landlords renting their buy to let property will need this in place before letting the property. If your thinking of selling or remortgaging your house you would also need to have an EPC in place beforehand.

Energy Performance Certificates – what they tell you
EPCs contain:
· Information on your home's energy use and typical energy costs
· a recommendation report with suggestions to reduce energy use
· Details of the Energy Assessor who carried out the EPC Survey.
· Who to contact if you need to make a complaint
EPCs carry ratings that compare the current energy efficiency and estimated costs of energy use with potential figures that your home could achieve. Potential figures are calculated by estimating what the energy efficiency and energy costs could be if energy saving measures were put in place.
The EPC rating measures the energy efficiency of your home using a grade from ‘A’ to ‘G’. An ‘A’ rating is the most energy efficient, while ‘G’ is the least efficient. The average efficiency grade across the UK is 'D'. All homes are measured using the same calculations (Standard Occupancy) so you can compare t
he energy efficiency of different Buildings.
EPCs also provide a detailed recommendation report showing how you could reduce the amount of energy you use and your carbon emissions. The report lists:
· suggested improvements, like fitting loft insulation, Cavity Insulation, New Double Glazed Windows, Solar Panels etc.
· possible cost savings per year, if the improvements are made
· how the recommendations would change the energy efficiency rating of the property
· which improvements may be eligible for funding through the Green Deal
You don’t have to act on the recommendations in the recommendation report of your EPC. However, if you decide to do so, it could make your property more attractive for sale or rent by making it more energy efficient and also improving the Rating.
An Energy Performance Certificate (EPC) is the Government’s chosen way of complying with the Energy Performance of Building Directive (EPBD). Its purpose is to record how energy efficient a property is. The certificate will provide a rating of the energy efficiency and CO2 emissions of a building from A to G, where A is very efficient and G is very inefficient.
EPCs are produced using standard methods with standard assumptions about energy usage so that the energy efficiency of one building can easily be compared with another building of the same type. This allows prospective buyers, tenants, owners, occupiers and purchasers to see information on the energy efficiency and CO2 emissions from their building so they can consider energy efficiency and fuel costs as part of their investment.
An EPC is always accompanied by a recommendation report that lists cost effective and other measures (such as low and zero carbon generating systems) to improve the energy rating of the building. The certificate is also accompanied by information about the rating that could be achieved if all the recommendations were implemented.

From 1st October
If a property is being Marketed for Sale or to Let it will need an energy
performance certificate (EPC).
From this date, all properties for sale or for rent, including businesses, will be examined and given an Energy Performance Certificate (EPC). This rates the building’s efficiency from A to G and also shows you where the rating
